Find the path that fits your home.
Your financing should reflect your project, your property, and your financial priorities. Start with the total investment and speak with a licensed lender about which programs suit your circumstances.
Grants Signature Homes is your builder. Loan eligibility, availability, terms, and approval are determined by the lender. This page is general information, not a loan offer or credit application.
For the home you are creating
Construction financing
A construction loan funds the building stage. Depending on the lender, it may convert to a permanent mortgage or be replaced by a separate mortgage when the home is complete.
Discuss land equity, the construction budget, and the lender’s required down payment.
Confirm draw inspections, interest payments during construction, and how permanent financing is arranged.
Ask about builder approval, contingency reserves, closing costs, and rate-lock terms.
Jumbo loans exceed the conforming loan limit that applies to the property. They may be relevant for a higher-value custom home. Portfolio products and underwriting vary by lender.
Review the complete project cost, available equity, and cash reserves.
Compare lender-specific income, credit, down payment, and appraisal requirements.
Ask whether the lender offers a construction program for your intended loan size.
Conventional mortgages are not insured or guaranteed by a federal housing program. Conforming loans must meet applicable loan limits and underwriting standards.
Compare fixed- and adjustable-rate structures with your lender.
Discuss down payment options and whether mortgage insurance applies.
Confirm how a completed-home mortgage will work with your construction financing.
FHA-insured mortgages can offer down payments as low as 3.5% for qualifying borrowers. FHA loan limits, mortgage insurance, property standards, and lender requirements apply.
Ask an FHA-approved lender to confirm the current county loan limit.
Review credit, income, down payment, and mortgage insurance requirements.
For a new build, confirm that the lender offers an eligible construction program; not every custom project will qualify.
USDA’s guaranteed loan program may offer no-down-payment financing for eligible households buying or building a qualifying primary residence in an eligible rural area.
Check the exact property address and household income eligibility.
The program is intended for qualifying modest primary residences and will not fit every luxury home.
Ask an approved lender about new-construction availability, fees, and all program requirements.
Eligible Veterans, service members, and certain surviving spouses may be able to use a VA-backed loan to buy or build a primary home, subject to VA and lender requirements.
Confirm service eligibility and obtain a Certificate of Eligibility.
Discuss entitlement, any down payment requirement, the funding fee, and possible exemptions.
Confirm that the lender offers VA construction financing for your proposed home.
Program information checked against HUD, USDA, VA, and CFPB resources in September 2026. Requirements and limits can change. Your lender must verify current eligibility and terms for your specific transaction.
